Good to know
New doors are permitted through our general contractor partner. Homestead is the south end of our area.
Your mailing address and your permit office may not match.
The City of Homestead permits homes inside city limits, but Leisure City, Naranja and Princeton have Homestead mailing addresses and are unincorporated, so those homes are permitted by Miami-Dade County. Either way, new doors are permitted through our general contractor partner.
Hurricane Andrew made landfall near Homestead in August 1992 and destroyed or damaged much of the city.
Most homes here were rebuilt after it or built during the growth of the 2000s, so original doors are usually wind-rated, but many are now 20 to 30 years old.
Homestead is closer to open water and open farmland than the rest of our area, and storms here hit hard.
A bracing kit on an existing door is one of the most common things we install before hurricane season.
Common garage door problems in Homestead
Homestead’s garage door problems follow the weather. Outside of storms it is springs and cables, like everywhere else. Around storms it is doors knocked off track, bent sections and openers that died with the power. And before hurricane season starts in June, it is homeowners asking whether their door will hold.
Because Homestead is the south end of our area, the photo matters even more here: a clear photo lets us bring the right parts the first time, so you get one visit instead of two.
Homestead homes and their doors
Homestead is one of the oldest cities in Miami-Dade, but most of its houses are much newer. Hurricane Andrew came ashore near Homestead in 1992 and wrecked much of the city, and the decades since brought a wave of new subdivisions such as Keys Gate and Waterstone. In practice:
- Most doors are wind-rated because they were installed after Andrew, but the oldest of those are near 30 years old.
- Builder doors from the 2000s are now reaching the end of their springs, cables and openers.
- HOA communities usually review style and color before a replacement.
Garage door installation in Homestead
Inside city limits, new doors are permitted by the City of Homestead. In Leisure City, Naranja and Princeton they are permitted by Miami-Dade County, even with a Homestead mailing address. The door must carry a current Miami-Dade NOA or Florida Product Approval. Either way, the door is permitted through our general contractor partner. Common questions
Do you really come all the way to Homestead for garage door work?
Yes. We schedule Homestead when we can keep the window we give you. Call or WhatsApp a photo to (561) 724-0724 early in the day and we tell you honestly whether it is today or tomorrow.
I live in Leisure City. Who issues my garage door permit?
Miami-Dade County. Leisure City, Naranja and Princeton have Homestead mailing addresses but are unincorporated. Inside Homestead city limits, the City of Homestead issues it. Either way, new doors are permitted through our general contractor partner and the permit is included in your quote.
Should I brace my garage door or replace it before hurricane season?
If your door is already wind-rated and in good shape, bracing usually isn't needed. If it is older or not rated, the choice is a bracing kit for the existing door or a new wind-rated steel door, permit included. We look at your door, tell you which makes sense and quote both in writing if you want to compare.
My door came off the track after a storm. Is that a big repair?
If nothing is bent, it is usually a reset. If the wind or debris bent a track or broke rollers, it needs parts, and we send a photo and get your written OK before adding them. Don't run the opener on a door that is off its track.
