Good to know

Older homes, odd-size doors and bayfront salt air are common here. New doors are permitted through our general contractor partner.

The City of Miami has its own building department, so a new door here is permitted with the city, not the county.

New doors are permitted through our general contractor partner.

Parts of the city are designated historic districts, Morningside among them.

Exterior changes there, like a new garage door, go through the city's historic preservation review first. Repairs that don't change how the door looks, like springs, cables and openers, are just repairs.

Homes near Biscayne Bay in Coconut Grove, Morningside and Belle Meade get salt air every day.

Springs, cables and bottom brackets rust faster there, so we check those first on every visit.

Many older Miami homes have narrow driveways and street parking.

If you can, leave space in front of the garage for the truck.

Common garage door problems in Miami

Garage door problems in the City of Miami cover a wide range, because the housing does. In Flagami and Shenandoah it is mostly broken springs and cables on mid-century homes. Near the bay it is rust: springs, cables and the bottom brackets that hold the cables corrode much faster in salt air. And older neighborhoods have a lot of dented panels, from cars, from storms or from years of use.

If your door has two long springs on the sides instead of one over the top, it uses extension springs. We replace those in pairs, with safety cables, and quote the job before we start.

City of Miami homes and their doors

The City of Miami has some of the oldest housing in the county. Homes in Coconut Grove, Shenandoah, Silver Bluff and Morningside go back many decades, and their garages were built for smaller cars and smaller doors. That means:

  • Odd sizes. Not every opening is a standard 8, 9 or 16 feet wide. For a new door we measure before quoting.
  • Single and detached garages. Many older homes have a single door, sometimes on a separate garage behind the house.
  • Historic review. In designated historic districts, the look of a new door is reviewed before the permit.

Garage door installation in the City of Miami

New doors in the City of Miami are permitted by the City of Miami building department, and the door must carry a current Miami-Dade NOA or Florida Product Approval for its size. If your home is in a historic district, the preservation review comes first. The door is permitted through our general contractor partner. Read how garage door permits work to see what to expect, or see our panel replacement page if the rest of the door is still good. Impact-rated doors with impact windows or full-view glass are available too: see impact garage doors.

Common questions

Do you do garage door work in Coconut Grove and the Upper Eastside?

Yes. Same-day depends on the day's schedule. Call or WhatsApp a photo to (561) 724-0724 and we send a quote and the earliest window we can keep.

I live in a historic district. Can you still replace my garage door?

Yes, but the city's historic preservation office reviews exterior changes first, and that adds time. Repairs that don't change the door's look, like springs, cables and openers, don't need that review. For a replacement, we send you the door specs and photos for the application, and the permit is permitted through our general contractor partner.

Why do the springs on my bayfront house break so often?

Salt air. It rusts springs and cables from the outside in, and rust shortens their life. A yearly tune-up, with lubrication and a look at the springs and cables, catches it before something snaps.

Can you replace just one dented panel?

Often, yes. We can replace one steel section, confirmed by photo first, because the panel has to match your door's make and model. Older doors sometimes have panels that are no longer made, and then we tell you before you pay anything.
