Good to know
Most homes here are older block houses with single doors, often on extension or single torsion springs. New doors are permitted through our general contractor partner.
Westchester is unincorporated, so door replacements are permitted by Miami-Dade County.
The county's permitting center is on SW 26th Street (Coral Way), a short drive from most Westchester homes. New doors are permitted through our general contractor partner.
Most homes here are ranch-style block houses from the mid-century building boom.
Their garages tend to be single-car, and many original doors use extension springs along the tracks instead of one torsion spring over the door. Extension springs should always have a safety cable running through them; if yours don't, we add them with the job.
Many Westchester garages have been turned into rooms over the years.
If you are bringing a garage back into use and need a whole new door, it has to be a rated door with a permit.
Common garage door problems in Westchester
Westchester’s garage doors are mostly older single doors, and the problems match: a spring breaks on a door that has one torsion spring or a pair of extension springs, a door comes off its track, or an old chain opener finally gives up. Single doors use lighter parts, so these repairs are usually quick.
If your door has springs running along the horizontal tracks on each side, those are extension springs. When one breaks it can whip around, which is why they should always have a safety cable through the middle. We add safety cables on every extension spring job.
Westchester homes and their doors
Westchester grew in the middle of the last century, between the Palmetto Expressway and what is now FIU. The typical house is a one-story block home on a modest lot with a single-car garage, and many of those garages have since been turned into a bedroom or a family room. Of the doors still in use:
- Many are single 8-foot doors, some original to the house.
- Extension springs are common on the older ones. Single torsion springs are common on later replacements.
- Chain-drive openers are the norm, and many have no battery backup.
Garage door installation in Westchester
Because Westchester is unincorporated, a new door is permitted by Miami-Dade County, and the door must have a current Miami-Dade NOA or Florida Product Approval. That applies even if you are converting a room back into a garage. The door is permitted through our general contractor partner. If your door is old but still solid, a tune-up may buy it years. If you are not sure what kind of springs you have, see torsion vs extension springs. Impact-rated doors with impact windows or full-view glass are available too: see impact garage doors.

Common questions
My door has long springs on the sides, not one over the door. Can you fix it?
Yes. Those are extension springs, common on older Westchester doors. We replace them with new safety cables, in pairs so both sides lift evenly.
My single garage door came off the track. What does the repair involve?
If nothing is bent, it is usually a reset. Either way, you get a written quote before we start. If a track section or rollers need replacing, we send you a photo and get your OK in writing before adding parts. Please don't try to force the door back up: a door off its track can fall.
Who issues the permit for a new garage door in Westchester?
Miami-Dade County, because Westchester is unincorporated. New doors are permitted through our general contractor partner, and the permit is included in your quote.
I have an old chain opener. Is it worth repairing?
If it is just a stripped gear or a dead remote, a repair makes sense. If the opener is 20 or more years old and loud, a new chain-drive opener or a belt opener with battery backup and Wi-Fi may be the better call. We quote the options in writing so you can compare.
