When should I book a garage door tune-up?
- The door is louder than it used to be: squeaks, grinding or rattling.
- It shakes or jerks on the way up, or the opener strains.
- You’re back for the season and the door sat closed for months.
- Hurricane season is coming and you want to know whether your door is rated.
- You’re selling or buying a home and the inspection flagged the garage door.
- It has simply been more than a year since anyone looked at it.
What happens during a garage door tune-up?
- You call or send a photo of the door from inside on WhatsApp, and tell us what you hear or see. We send a written quote.
- The technician lubricates, tests the spring balance, checks cables, rollers, hinges and brackets, and tightens what’s loose.
- He tests the safety sensors and the auto-reverse, and looks for the product approval label on the door.
- You get a written report: what’s in good shape, what is wearing, and whether the door carries a hurricane rating label.
If he finds something that needs a repair, you get a photo and a quote for it, and nothing extra happens until you approve it.
What is the best fix for a noisy garage door?
Sealed nylon rollers are the single biggest fix for a noisy door. Ask us to add them to your tune-up quote, or to your spring repair if the springs are due too.
Why does garage door maintenance matter more in Miami?
Salt air and humidity attack the steel parts of a garage door: springs, cables, bottom brackets, hinges and roller bearings. Doors on homes near Biscayne Bay and the coast see it first, but every garage here gets humid. A door that sat closed all summer while you were away has dry, rusty parts that work harder the first weeks you’re back.
A yearly tune-up catches rust and wear while they are small fixes, and the written report tells you whether your door has the rating label that matters for hurricane season and for your wind-mitigation inspection.
We do this work across Miami-Dade and Broward, including Hialeah, Miami Lakes, Doral, Kendall, Westchester, Miramar and Pembroke Pines.

Common questions
What does a garage door tune-up include, and how is it quoted?
We lubricate the moving parts, test the spring balance, check cables, rollers, hinges and brackets, tighten loose hardware, test the safety sensors and auto-reverse, and give you a written report on the door's condition and whether it carries a hurricane rating label. The quote depends on the door (single or double, one or two springs) and on whether you add rollers or other parts. Call or WhatsApp a photo of the door for a written quote.
How often should a garage door get a tune-up in South Florida?
Once a year is a good rule, and the spring before hurricane season (it starts June 1) is a smart time. Homes near the water, doors used many times a day, and doors that sat closed all summer while the owners were away benefit the most.
Why is my garage door so loud?
Most of the noise comes from worn steel rollers, dry hinges and loose hardware. A tune-up quiets a lot of it. If the rollers are worn, a set of sealed nylon rollers makes the biggest difference. If your springs are also due, ask us to quote springs and rollers together so it all gets done in one visit.
Should I get nylon or steel garage door rollers?
For homes, we recommend sealed nylon rollers. They are much quieter, don't rust, and are easier on the opener. Steel rollers without sealed bearings rust in our humid, salty air, which makes them noisy and rough in the track.
Can I lubricate my garage door myself between tune-ups?
Yes. Use a lubricant made for garage doors (white lithium or silicone spray) on the hinges, roller bearings and springs once or twice a year. Don't grease the tracks; they should be clean and dry. Don't adjust springs or cables yourself.
