Good to know
Most of those doors are now 20 to 30 years old. New doors are permitted through our general contractor partner.
Most of West Pines, the part of the city west of I-75, was built after Hurricane Andrew in 1992, when many families moved north from Miami-Dade.
Those homes went up under the tougher post-Andrew rules, so their original doors are generally wind-rated. The catch is age: the springs, rollers and openers on a 25-year-old door are worn out.
Chapel Trail and Silver Lakes took real hurricane damage in 1999 and again in 2005.
If your door was repaired or replaced after one of those storms, it is worth checking that the replacement carries a product approval label.
Pembroke Pines issues its own building permits, so a new door is permitted with the city, not Broward County.

Common garage door problems in Pembroke Pines
Pembroke Pines garage doors are, for the most part, solid doors with tired parts. The common problems are broken torsion springs, noisy doors on worn steel rollers, and openers that have run twice a day for 20-plus years. Because so many neighborhoods were built at the same time, the same failures tend to show up on the same streets within a few years of each other.
If one of your two springs broke, the other one is close behind. On a two-spring door we always replace both, which saves you a second visit a few months later. See how long garage door springs last.
Pembroke Pines homes and their doors
Pembroke Pines started as dairy farmland and spent its first decades east of Flamingo Road. In 1980 the city annexed land west to US-27, I-75 arrived in the mid-1980s, and after Hurricane Andrew in 1992 many families moved north from Miami-Dade. Most of West Pines was built in that wave.
- East Pembroke Pines: older single-family homes, many with original or second-generation doors.
- West Pines (Chapel Trail, Silver Lakes and the communities along I-75): post-Andrew homes with double doors that are generally wind-rated but 20 to 30 years old.
- HOA rules: most communities review the style and color of a new door.
Garage door installation in Pembroke Pines
New doors are permitted by the City of Pembroke Pines. Broward is in the High-Velocity Hurricane Zone, so the door must carry a current Miami-Dade NOA or Florida Product Approval for the zone. The door is permitted through our general contractor partner. If your door is solid, you may not need a new one at all: a tune-up might be enough, and an older non-rated door can often take hurricane bracing instead.

Common questions
My West Pines house is from the late 90s. Is the garage door hurricane-rated?
Probably, since homes built after Andrew went up under the stricter rules. Look for a product approval label on the door edge or the inside of a panel. On any repair visit we check for it and tell you what we find, and our tune-up includes a written report on the door's rating.
Should I replace both springs if only one broke?
Yes, on a two-spring door. Both springs were installed at the same time and have done the same number of cycles, so the second one usually breaks soon after the first. We quote the pair in writing before we start.
My door is loud. Is it just the rollers?
Often. Old steel rollers are the most common cause, followed by dry hinges. Quiet nylon rollers fix most of it. If your springs are also near the end, we can do both in one visit and quote them together.
Who files the permit for a new garage door in Pembroke Pines?
New doors are permitted through our general contractor partner, filed with the City of Pembroke Pines. The permit is included in your quote, which also lists the door's NOA or Florida Product Approval number and expiry date.
