Good to know
Many homes here were rebuilt after Hurricane Andrew, so many doors are about 30 years old. New doors are permitted through our general contractor partner.
Kendall is unincorporated, so a door replacement here is permitted by Miami-Dade County, not a city.
The county's permitting center is on SW 26th Street (Coral Way). New doors are permitted through our general contractor partner.
Hurricane Andrew hit Kendall and the rest of South Dade hard in August 1992, and a lot of homes were rebuilt or repaired over the next few years.
Garage doors were one of the weak points that storm exposed, so the doors installed after it were held to higher wind-load ratings. Many of those doors are now 30 years old, and their springs, cables and drums are worn out.
West Kendall's gated and HOA communities (The Hammocks, Country Walk, Kendall Lakes and others) usually review door style and color before a replacement.
Common garage door problems in Kendall
In Kendall, the problem is mostly age. A spring snaps, a cable frays at the bottom bracket, or a cable drum on the shaft cracks and the door comes down crooked. When cables are badly worn, the drums they wind on are often worn too, so we quote cables and drums together when the photo shows it. If the door hangs crooked or one side drops, stop using it and call or WhatsApp us a photo. Our cable and drum repair page explains the repair. A door that is off balance can come off its track.
Kendall homes and their doors
Kendall was built from east to west. The neighborhoods near US-1 and Dadeland mostly date from the 1950s and 1960s, and growth moved west through the 1970s, 80s and 90s, out to The Hammocks and Country Walk. Then in August 1992 Hurricane Andrew hit South Dade, and many Kendall homes were rebuilt or repaired.
Andrew showed how much a garage door matters: when a big door blows in, wind gets into the house and the roof can go next. Doors installed in the years after the storm were held to stronger wind-load rules, which is why many Kendall doors are sturdier than the house’s age suggests. But 30 years of humidity, rain and daily use wear out the moving parts:
- Springs and cables at the end of their life.
- Steel rollers worn flat, making the door loud. Ten quiet nylon rollers make a big difference.
- Original openers that are loud and have no battery backup.
Garage door installation in Kendall
Because Kendall is unincorporated, a replacement door is permitted by Miami-Dade County. The new door needs a current Miami-Dade NOA or Florida Product Approval, and your HOA may want to see it first. The door is permitted through our general contractor partner. Common questions
Do you fix garage doors in West Kendall the same day?
Usually, yes, from Dadeland out to The Hammocks, when we have an opening. We work Mon-Sat 7 am-8 pm. Call or WhatsApp a photo to (561) 724-0724 and we send a quote and a 2-hour window.
My door was installed after Hurricane Andrew. Should I replace it or repair it?
If the door itself is straight and solid, repair it. Springs, cables, drums and rollers can all be replaced on a 30-year-old door. We replace the door only if you want to, and we tell you honestly when the panels or tracks are past saving.
Who issues garage door permits in Kendall?
Miami-Dade County, because Kendall is unincorporated. New doors are permitted through our general contractor partner, and the permit is included in your quote, which also lists the door's NOA number and expiry date.
Can I brace my existing door instead of replacing it before hurricane season?
Often, yes. We install hurricane bracing kits on existing doors. Whether it is the right call depends on your door and your insurance goals. Our guide on bracing versus an impact door walks through it.
