The most common cause is a broken spring: the opener hums or lifts the door a few inches and stops. Check power and the emergency release first, but don't force a door with a broken spring. Send us a photo of the springs and we quote the repair.

Almost always the safety sensors near the floor: misaligned, dirty, blocked or blinded by low sun. Clean the lenses and realign them until both lights are solid. If that doesn't fix it, send us a short video and we quote the sensor repair.

Standard springs are commonly rated around 10,000 cycles (one open plus one close), roughly 7 years at four cycles a day. Miami's humidity and salt air rust spring wire, so they often fail sooner, especially near the coast.

Both springs on a 2-spring door have done the same number of cycles, so the second one usually breaks soon after the first. That's why we replace both, so you don't need a second visit a few weeks later.

Yes. In Miami-Dade and Broward a garage door replacement needs a building permit and a door with a current Miami-Dade NOA or Florida Product Approval for the High Velocity Hurricane Zone. Our door installs are permitted through our general contractor partner, and the permit is part of the job we quote.

A Notice of Acceptance is Miami-Dade County's approval that a product passed its hurricane-zone tests. Every install quote we send lists the door's NOA number and its expiration date so you can check it yourself on the county's Product Control site.

We measure at your home, show you the options and send a written quote, valid 14 days. If a deposit is needed to place the factory order, the quote says so, and the balance is due when the door is installed. The quote covers the door, new tracks and springs, installation, the permit and haul-away of your old door.

Bracing stiffens a door that is in good shape against wind pressure. It doesn't make the door impact-rated. Replace the door if it's old, unlabeled, damaged or has glass windows that aren't impact rated. Send us a photo of the door and its label and we quote both options.

It can. The Florida wind mitigation form rates opening protection across all of your home's openings. An impact-rated garage door can complete that protection; a door with non-impact glass can hold it down. Ask your insurance agent to estimate the credit before you buy, and keep the NOA, permit and final inspection.

Close and lock it well before the wind picks up, set storm posts if you have them, and don't open it during the storm. After the storm, don't run a door that is crooked or off track. Send us a photo by WhatsApp or text instead.
